Home inspection is the visual examination of the condition of a home in relation to its purchase by a client. This activity is performed by well trained professionals called home inspectors.

A home inspector then prepares a detailed report of the findings made on the property and delivers it to the client. The report is aimed at helping the client make an informed decision on the purchase they are about to make.

The purchase of a home is probably one of the biggest financial decisions a person or a family has to make. It is, therefore, very important that the investment is made on a property that is worth every dime spent on it. Home inspection ensures this is achieved.

The need for a thorough home inspection cannot be overemphasized as it eliminates the unpleasant surprises that may arise from the purchase of an old house. A good home inspector would be in a perfect position to identify the kind of repairs the property requires, and any kind of maintenance that would be needed to keep the residence in a perfect condition.

A standard home inspection report covers the following areas of the house:
1. Structural elements
All the structural elements of the property are checked to ensure they are aligned and upright. Any evidence of sagging or bowing and misalignment is reported to the client.
2. Safety equipment
The operation and condition of safety equipment around the home is also checked. These include fire sprinklers, hand and guard rails, fire alarms, and much more.
3. Grounds
The state of the driveways, fences, and the drainage is checked and the home inspector reports on the findings.
4. Roof
On the roof, the condition of the shingles, chimney, and gutters are checked. The home inspector ensures that all these systems are in proper working state and if any repairs or maintenance is needed on the roof.
5. Exterior surfaces
The exterior surface checks include the exterior paint job and its condition, the exterior lights and electrical outlets and whether they are in good working state.
6. Appliances
The home inspector also verifies whether the appliances that come with the home for instance dishwashers are in a proper working condition.
7. Interior plumbing
The plumbing system in the house is very crucial. The home inspector ensures that the system has no leaking or damaged pipes. This also covers the functioning of toilets, showers, sinks, and any other related system.
8. Electrical System
The socket outlets, lighting fixtures, fans and circuit breakers in the house are checked and their operation status recorded. The inspector also ensures that he reports any kind of visible wiring.
9. Heating and Cooling systems
These systems include chimneys, the furnace, air conditioning, water heaters etc. The systems are checked to make sure they are in good working condition.
10. Basement
If a basement exists he foundation of the basement is checked, as well as the walls, and floors.
11. Garage
The foundation of the garage is also checked, as well as its windows, ceiling, and roof. The garage doors should also be in working condition and during the home inspection process, their functioning is tested.
